By closely monitoring the market, I identified a newly available restaurant sublease the moment it became available and immediately brought the opportunity to Joe's attention. Acting quickly gave us the opportunity to compete before the market became saturated with interest. We positioned Joe's business as a strong tenant, navigated a competitive multiple-offer situation, and negotiated favorable lease terms—including free rent—to help reduce startup costs as he launched in a new market. Throughout the process, the focus remained on securing the best long-term opportunity rather than simply finding available space.
The Result
Joe successfully secured one of the few move-in-ready restaurant locations in Castle Rock, giving Dae Gee Korean BBQ an excellent platform for expansion into a growing community. By winning a competitive lease, avoiding the expense and delays of a full restaurant build-out, and negotiating valuable free rent, the business was able to enter the market more efficiently and invest more resources into a successful opening and future growth.
